The team of lawyers, Mr. Momcilo Bulatovic, Mr. Jovan Cicvarin are responsible for good image of our firm. They have the power of attorney to verify and approve the authenticity and validity of documentation for every offered property on the whole territory of Serbia and Montenegro, and to give permission that the property can be offered for renting and selling.

For all real estates out of the territory of Serbia and Montenegro
we provide legal services in cooperation with foreign agencies, or if there is need, we provide legal services by hiring well-known lawyer offices in the country in question.

We do not charge viewing of the properties on the local level. All our services we charge exclusively on the occasion of signing contracts and realization of the contract, unless we have a special order for special demands. As we cooperate with the most famous agencies in the world, we coordinate renting and selling of the properties with the commissions, as it is done in Europe and the United States of America.

It means that, when it comes to renting and selling, we charge our services following the usual European and world standards, and in the concordance with legally allowed regulations in the country in which the property is located.

Inspection of the documents and collecting of all the licences and consents, as well as providing the public notary, comes under our obligations. Our services include lawyer and translator service. It is our clients' duty to pay all the taxes on the amounts given to us.

All administrative taxes for the notarization of contracts are on the lessee to pay them when renting, and on the buyer when purchasing. All our clients sign Mediation Contract by which they are informed about the prices of our services, their rights and obligations. This refers both to the buyer and the seller, to the lessor and the lessee. Exceptions to the rule are our long-standing clients.

We mediate in renting and selling of properties on the basis of general and exclusive contracts. For the best and most expensive properties from our offer we usually own exclusive rights on mediating.

Since we are excellently acquainted with the value of properties in Serbia and in the world and since we are constantly informed about prices fluctuation on the market, we are in position to give exceptionally valid estimation of the value of realties in both renting and selling, not only on former Yugoslav territory but also abroad. We settle the price of these services separately.

Our long standing associates, Mr. Milan Radojicic and Mr. Zoran Radojicic, both have bachelor's degree in architecture and 40 years of experience in making and realization of the biggest and the most famous construction projects in Yugoslavia and in the world. Our agency has authorized them to evaluate objects in any part of the world.

We give our professional advice to all interested parties when forming the prices of renting and selling, but the price of the property we appear with on the market is exclusively the price wanted by seller, i.e. lessor. If we consider the wanted price too high or unrealistic, we inform our clients on both sides about this, and we keep the property in our offer hoping that, based on parameters of realistic market values formed through their personal experience, the owners would reduce the price to normal, making it adequate to market conditions.

If the owner does not accept our suggestion after a certain period of time, we withdraw such properties from our offer.

For those properties from our offer, which you had perhaps seen with other agency, and recognized them in photo-video presentation in our offices or during the viewing of the property, please state that immediately, in writing or orally.

If a property is not in our exclusive offer, and you have interest in it, our personnel will direct you to continue all further negotiations concerning that property with the agency or a mediator who first offered it to you.

We would not cooperate with you concerning that property, not even if the price is by far lower than the one the other mediators offered you. This is the code of our ethical conduct.

According to the new valid legal regulations, all properties can be rented and sold in any currency. All contracts must be notarized. Do not allow yourself to be misled into unpleasant situation by wrong interpretation of any mediator. Ask for clear information on legal regulations and obligations that are related to fees and taxes in renting and selling properties before you sign any contract. All the clients of AmbassadorM have full legal support of our lawyer, with correct informing on all obligations concerning renting and selling the property in which we mediate.

If you are in diplomatic mission here, do not miss the opportunity to demand that your Lease Contract obligatorily includes the diplomatic clause. Many owners do not know about it, but you do have right on it wherever in the world you are.
